Our policies and procedures guide our operations and help us meet our objectives effectively and efficiently. We use these policies to make sure that our approaches are consistent and all clients are treated fairly.

REFUNDS ARE ONLY GIVEN FOR THE DAYS WE CAN RENT. YOU WILL BE REFUNDED ALL BUT OUR 10% SERVICE FEE. THE MORE NOTICE GIVEN - THE BETTER CHANCE IT WILL RENT.
TRAVEL PROTECTION:
We now offer three options!
* Cancel for any reason and get 75% back - within fourteen (14) days of arrival or during your stay. (Most flexible - no proof or reason required - best option.)
* Illness, injury, death, vehicle breakdown, college exam, flight delay, home emergency - 100% refund if canceled within fourteen (14) days of arrival - restrictions apply.
* Snow or rain - 100% refund - restrictions apply.

Campground check-in time is 1:00 PM EST. Campground check-out time is 12:00 PM EST.
No disturbances of any kind after 11:00 PM EST or before 7:00 AM EST. No damaging property - no carving in picnic tables. Theft of Wilderness Resort property or other camper's/tenants property, will be reported to Law Enforcement. Wilderness Resort LLC and it's business owners are not responsible for any items stolen from campers, campsites, and/or tenants. Wilderness Resort is not responsible for items left at the campground. Pets must be attended to at all times with use of leash or crate. We realize a dog may bark, however no ongoing barking is permitted at any time. You may be asked to leave the campground/premise if this rule is not observed and no refunds will be granted. Aggressive behavior by your pet or if your pet bites someone - will cause you to be asked to leave the campground/premise for the safety of our other guests/tenants and no refund will be granted. You must clean up after your pet(s) and dispose of their waste in the trash. No loud music at anytime on premise. Fires are only permitted in fire rings. Fire must be under control at all times and no fires are to be unattended. You must extinguish fires when leaving campsite. No burning of construction material with nails or paint. No burning of trash. Do not cut trees. No driving off of clearly marked roads. All RV and tent site tenants are responsible for disposal of their own trash. Trash containers are located behind the building on the exit road near the temporary office. Camper/tenant owned ATV/UTVs are permitted to enter and leave campground to the trail. No other ATV/UTV traffic is permitted. All state laws must be observed including wearing a helmet. Visitors on ATV/UTV are permitted direct access to a site, but must exit site no later than 11:00 PM EST. No more than one (1) camper or one (1) tent per site. You must contact us or notify us upon arrival for permission to set up more than one (1) tent. Maximum of four (4) adults per site - unless immediately family. Must be eighteen (18) years old or older to make a reservation. No loitering. No more than two (2) vehicles per site. If bringing extra vehicle with a trailer, please notify us prior to arrival. Cyclist under age of eighteen (18) must wear a helmet when riding on the premise. No generators unless UPPCO power is out - only between 9:00 AM and 9:00 PM. No littering. No dumping of sewage or gray water - dump station provided. No discharging of firearms. No fireworks. Public intoxication, use of illegal drugs, under age drinking, or any kind of belligerent/confrontational/disrespectful behavior with owners and/or other guests is grounds for immediate expulsion from premise and no refunds will be issued. Wilderness Resort appreciates everyone's business and everyone's observation to the above rules and policies. These rules and policies are in place so all may enjoy their stay at our campground/premise. If you choose not to observe campground/premise rules you may be asked to leave the campground/premise in which case no refunds will be issued for your remaining days.
Wilderness Resort LLC charges PAYMENT IN FULL AT TIME OF BOOKING PLUS 12% sales/room tax. We accept: Visa, Master Card, Discover Card, and American Express. Receipt of transaction including deposit and tax will be listed on a reservation email confirmation, if no email available receipt will be provided upon arrival. RESERVATION IS CONFIRMED AT TIME OF BOOKING. Wilderness Resort LLC now offers online bookings for reservations. Click the "Book Your Stay" button on the Wilderness Resort website to be taken to online bookings. Bookings for reservations will also be accepted by phone, and through Google Hotels. To make a reservation by phone please call (906) 369-5369. Phone reservations confirmed when policy signature link is signed and returned within 24 hours. Reservations may be made year round and up to one (1) year in advance on a first come first serve basis. Check in time is 1:00 PM EST. Check out time is 12:00 PM EST. Busy weekends such as Memorial Day, Fourth of July, and Labor Day requires a three (3) night stay to include Friday and Saturday. No maximum stay. You agree to pay all charges for your reservation and to be held personally liable for these charges and damages caused by you and/or your party.
Sorry no refunds for early departure/late arrival. Wilderness Resort LLC has no control over the weather, personal plans and/or misfortunes. None of these issues are sufficient reasons for cancellation and/or refund. Exceptions to this policy may be made only at Wilderness Resort LLC discretion.
Wilderness Resort welcomes guests with electric vehicles and has some temporary solutions in place to provide you charging capability. Currently IF we have a campsite open or you are in a campsite - we can provide 50 amp charging for one vehicle at a time. The cost to you for this service is .45 cents per KWH used to charge your EV/Hybrid. Other solutions are in the works at this time.
Things to be aware of:
* We do not allow charging of your vehicle without paying for it due to our extremely high cost of power here. This service cannot be included in your room or campsite price since all EVs/Hybrids are different, there is no way to determine what to charge and we are not going to require all guests to pay extra for this service.
* No plugging into 110 outlets or any outlet anywhere on the property.
* No charging at CAMPSITES because EV/Hybrid charging uses more power than a camper would use. We have a solution to allow you to do this, just ask at our office.
* Due to the high-power cost by signing our policies at the time of booking/or booking through Airbnb you agree to pay an additional $60.00 for EACH DAY of your stay if we see an EV/Hybrid plugged in at all during your stay and charging without our permission. We will contact you immediately if this is observed. Please keep in mind with our solution for charging, you only pay for what you use to charge AT .45 CENTS PER KWH.
Wilderness Resort LLC does not wish to charge any guests extra, but in light of ongoing issues we now find it necessary to make this policy addition. However, please do not make Wilderness Resort LLC use this part of the policy. Exceptions may apply.

$50.00 charge (For Lodging Units Cabin 1, Duplex A, and Duplex B)

Explanation of what Wilderness Resort LLC expects regarding housekeeping units. Wilderness Resort tries to keep its prices as low as possible based on you the guest assuming part of the responsibility for keeping up the unit during your stay. We would expect the dishes to be clean and put back where they were found. Light sweeping and vacuuming as needed, all things are provided. Clean up of minor spills and such. Contact Wilderness Resort LLC staff for spills that may stain. If stay is seven (7) days we will provide one (1) towel change upon request. If stay is less than one (1) week and you require more towels we ask that you bring them with you. Linen is only changed out if staying longer than seven (7) days.
Wilderness Resort LLC will not be held responsible for loss of money, jewelry and/or any valuables belonging to customers and/or members of your party.
For your security and the security of our buildings/units we ask that you lock the windows and doors when leaving the building/unit. When leaving the unit during the winter months especially, please make sure the doors and windows are closed to conserve energy. Leaving doors and windows open may result in additional charges. Please also see Lodging Kitchen Use Policy posted on our website and in the directory in your rental building/unit.
Check-in time is 3:00 PM EST (please call if you anticipate arrival after 6:00 PM EST). Check-out time is 11:00 AM EST.
Wilderness Resort now provides a microwave for heating food or beverages, and a coffee pot in the motel units, including Motel C and Motel D. We do NOT permit other cookware such as hot plates or griddles in the motel units. These motel units are not intended to be cooking units and are not set up for this purpose. If you have an accidental spill in the unit that may stain something we ask you contact us for assistance with cleaning it so as not to ruin something. If cooking odors are strong and we are not able to get rid of them prior to the next check-in you may be responsible for any lost rentals and any professional cleaning service that may be needed.
Wilderness Resort LLC encourages everyone to enjoy the site complex and amenities, and to have a fun-filled vacation. However, should you or your party damage any Wilderness Resort LLC property, buildings, contents, or take any items, you will be charged for any and all damaged and/or missing items. If your behavior is disruptive to other guests you may be asked to leave in which case no refunds will be given and you will be responsible to pay for the entire stay that was booked. In the case of theft of items from the Wilderness Resort LLC complex/buildings/property you will be charged replacement cost for the items taken.
Wilderness Resort LLC are happy to provide resort guests with a kitchen plus all of the pots, pans, dishes and utensils to use during your stay. However, we ask that you follow some simple rules so that all guests may enjoy their stay with us. As a reminder these are housekeeping units, which means Wilderness Resort LLC does not provide maid service nor provide cleaning of the kitchen items used without a fee. This means guests do their own dishes and clean up any messes made within the lodging units. Please see Kitchen Use Rules below:
* All dishes, pots, pans, and utensils MUST be washed, dried, and placed back in their storage areas.
* Stove, fridge, microwave, and sink areas should be cleaned and wiped down (however, cleaning staff will sanitize these items during our cleaning process).
* If you damage Wilderness Resort LLC dishes, pots, pans, and/or utensils you will be charged the replacement cost of the item directly to your credit card. Wilderness Resort LLC will notify you of this charge prior to doing so.
* If you damage Wilderness Resort LLC property including, but not limited to the stove, fridge, microwave, coffee pot, and/or toaster, you will be charged to repair or replace the damaged unit accordingly. Wilderness Resort LLC will notify you of this charge prior to doing so.
* Dish cloths, dish soap, and dish towels are provided for your convenience. Please note, the dish cloth and dish towels are ONLY to be used for dish washing and drying.
* Wilderness Resort pots, pans, dishes, and/or utensils shall NOT be used for any other purpose other than for cooking and eating meals.
* You will also be charged for any missing items.
* NOTICE: If Wilderness Resort LLC staff must clean the kitchen and wash or rewash the dishes for you, you will automatically be charged a $50.00 fee on your credit card and/or be sent a bill for this service.
Requests for a late check-in are accepted after normal business hours and Wilderness Resort LLC staff will make appropriate arrangements. Late check-outs may be granted if time permits and must be approved by Wilderness Resort LLC staff prior to late check-out. 12:00 PM is the limit on late check-outs.
All buildings/units are NON smoking. You may NOT smoke in any of our buildings/units. If smoke is detected by cleaning staff the person who reserved the room will be charged $250.00 for cleaning services. Additional charges may apply if we are not able to remove smoke smell and have to call in a professional cleaner. If we have to delay or turn away other guests, charges may result for this also. Smoking is permitted outside of our units where you will find cigarette butt containers to place cigarette butts.
Wilderness Resort LLC welcomes dogs at our complex and ask that you follow some simple rules:
* Dog charge is $40.00 per dog limit two (2) dogs, for the stay.
* You must clean up after your pet.
* You must keep your dog on a leash when outside at all times.
* Your dog may not be left unattended in lodging units unless crated.
* Your dog must not bark so as to annoy other guests.
* Dogs are NOT to urinate ON decks or near our units. Please take them for a walk in woods or along the roadway. (During the winter this becomes very unsightly for other quests.)
* You are responsible for any damage caused by your dog.
* Please keep dogs off of the furniture and beds. If your dog is not trained to stay off of furniture and beds, please provide a cover for the furniture so as not to have it covered in hair and/or dog smells.
* If your dog has an accident on the carpeting, contact Wilderness Resort staff for assistance with cleaning at your earliest convenience during the day.
* If your dog shows any sign of aggressive behavior it will not be allowed to remain on the Wilderness Resort LLC property for the safety of other guests.

The individual that rents any of the Wilderness Resort LLC units including, but not limited to, Cabin 1, Duplex A, Duplex B, Motel C, and Motel D, must be present during the rental/reservation. NO SUB LEASING. NO ALLOWING OR BORROWING of rental/reservation units is permitted. All guests in party, with the exception of children ages seventeen (17) and under, who are staying with a parent or guardian must register. You must be at least eighteen (18) years of age and have a valid ID to rent a room/unit.
You may have visitors at your cabin but any additional persons on site after 1:00 AM EST will be considered additional guests and you will be charged $25.00 per person plus tax.
Quiet time is from 10:00 PM EST to 7:00 AM EST so all guests may relax.
The Wilderness Resort LLC provides its guests with standard WiFi service. Our standard WiFi does not allow for streaming. Due to our remote location, there is difficulty getting WiFi here because of the hills and trees so at times you may experience some interruptions. You may report issues during business hours 9:00 AM EST to 6:00 PM EST daily. We will do our best to get the issue taken care of with our internet service provider. We do have metered connections for our guests of one (1) megabit per device. The reason we meter it is again due to the amount of signal (BANDWIDTH) we can receive. We upgraded our service in July of 2022 to double the upload and download speed and more bandwidth. Even with this upgrade we still need to have limits so all guests can use devices. Due to limited internet (the incoming amount of signal) - (BANDWIDTH) we ask that you observe the following:
* NO VPN (Virtual Private Network) ACTIVITY AT ALL
* NO LIVE STREAMING AT ALL
* NO STREAMING OF MOVIES OR GAMES
* YOU MAY DOWNLOAD/UPLOAD THINGS
Please remember we are not able to provide cable or fiber optic speeds and bandwidth here because it is not available.
